Building With Intentional Transparency

Kavanagh Construction places attention and priority on the client experience. When asked how to build a trusting relationship between builder and client, Brian explained “Honesty and transparency. Keeping a close eye on the budget is something we take seriously and homeowners really value that. Also, if any mistakes are made or something was missed in rough in for example, bringing that up to homeowners to notify them ahead of time is something they always appreciate.”

Transparency is key to a strong relationship between builders and clients. It means being open and clear about everything happening in the project. This honesty builds trust and helps everyone stay on the same page. When clients start a construction project, they're not just spending money but investing in their dreams. They rely on builders like Kavanagh Construction to make those dreams a reality, so transparency is crucial every step of the way.

“The biggest challenge we face is many times homeowners come to us before going to architects or designers and can’t visualize the spaces of their home before we bid the project. This can result in changes to the design throughout the project, so it’s really important to ensure everyone is aligned on cost expectations before a project begins and also as changes are made during the process.”

Good communication and organization also play a big role in transparency. They save time and money by avoiding mistakes. In construction, even small delays or misunderstandings can cause big problems. But with collaboration platforms like Digs, everyone involved in the project—from clients to vendors to the build team—can easily see and discuss the latest decisions or changes.

Managing Expectations

“We ran a project years ago where design changes significantly increased the overall project cost. The homeowner was unhappy at the end of the job and we should have managed their budget expectations better. We had never had a problem like that before so we developed some in-house methods to manage budgets and ensure it would never happen again” - Brian Kavanagh

Managing expectations is crucial in construction to ensure a smooth project experience. Clients often have specific desires and timelines, so it's important to align with them before proceeding. Using technology that helps with these issues by providing a clear platform where clients can make decisions, see their choices, and understand their results. By bringing all project details together and enabling real-time communication, This approach helps builders and clients understand each other better throughout the construction process. This leads to happier clients and more successful projects.

What is broken in the construction industry and why?

There are many challenges in today’s building industry from labor shortages to supply chain delays. Brian Kavanagh highlights that “From my experience as a General Contractor there are so many things broken in Residential construction it’s hard to know where to start. Choosing one is tough, but I would say for us in the Bay Area, getting permits in a timely manner affects project start dates dramatically. It can take up to a year to get a permit. The execution of building is not a tough task once we get the pre-construction phase completed.”
